Dubai is attempting to crack down on rogue estate agents who put up advertisements for properties on which they have not been instructed to promote in an attempt to get a cut of the fees.
In an announcement yesterday, the Real Estate Regulatory Agency (Rera), the regulatory arm of Dubai Land Department, said that brokers will only be allowed to market properties in Dubai for sale or lease if they have a written agreement from the property’s owner.
The move has already been announced to property brokers in the summer and forms part of new advertising rules for estate agents that came into effect in October.
They require anyone wishing to issue “real estate announcements” to get Rera approval.
Rera said that to receive a permit to advertise a property through print and radio advertisements as well as on social media, agents must submit Form A – a contract between the owner and the broker that authorises him to start marketing.
“We regulate the process of advertisements within a specific agreement that defines the role of each party involved in any real estate sales or rent with total precision, which will guarantee the rights of all parties, including landlords, investors and brokers,” said Ali Abdullah Al Ali, the director of the real estate licensing department at Dubai Land Department.
Mario Volpi, the chief sales officer at Kensington Exclusive Properties, said that it was common in Dubai for rogue estate agents to duplicate official marketing material in an attempt to get a cut of the sales fees.
